Standard Operating Procedure

Standard Operating Procedure covers the entire process right from client communication and documentation through to data collection, verification and compliance audit and peer reviews ensuring seamless and time bound services with high levels of service quality.
Our office manager is the single point contact for client communication, document management, co-ordination and management of the valuation process to maintain high levels of service standards.

Property Identification

Verifying Title boundaries, conducting internal and external inspection, quality of improvements, functionality and condition, conducting building measurements. Analysing key factors (depending upon the property type and segment) including surrounding development, proximity to infrastructure and lifestyle facilities, proximity to services etc.

Environmental Due Diligence

Assessing environmental risks such has contamination, native vegetation, bushfire, flooding and archaeological considerations.

Legal Due Diligence

Conducting Title and Plan searches to determine ownership, encumbrances including easements, covenants, property charge and other legal factors affecting the property.

Valuation Due Diligence

Our Expert Valuer’s conduct due diligence procedure in strict accordance with the Australian Property Institute guidance notes and cover every aspect of the valuation process noted below.

Data Collection

Collecting, verifying and cross referencing local market data through multiple reliable sources including recent comparable sales, market demand and supply, property and market risks, selling period, market movement with a medium to long term outlook.

Planning and Regulation Compliance

Analysing Planning information including zoning, development density, Planning Overlays, development restrictions, development applications that also involve enquiries and discussions with Council planners on above factors.

Market Analysis Verification Inspection

Sale evidences are collected through reliable sources including subscription based databases, commercial websites, council database and real estate agents. Market analysis involves enquiries with selling agents to collect on-ground market data, demand and supply, market outlook, discussions with Council planners and Planning Authorities (wherever required).

Accord Appraisals has developed a strategy of Continuous Professional Development and training for its valuation and office team.
Training sessions cover topics such as valuation methodologies, market analysis, regulatory compliance, and ethical considerations.
Quarterly team meetings include valuation case studies highlighting the valuation process, methodology and key challenges that promote knowledge sharing and team building.
In house training sessions have been planned to cover a range of topics including state of the market, industry updates, Statutory Planning to enhance and widen valuer expertise.
Valuation team members are encouraged to support each other in their valuation assignments that results in sharing knowledge and expertise.
Every team member is required to comply with the annual Continuous Professional Development (CPD) requirements stipulated by the Australia Property Institute.
